What's the lowest-cap real estate brokerage in Georgia?

Virtual Properties Realty is among the lowest, at a $5,900 cap. You pay a 90/10 split only until you've put $5,900 toward the company for your anniversary year — after that, every commission is yours, 100%, until the year resets. Most of the national brands don't get you to 100% until you've paid in two to three times that.

What does it actually cost to join VPR?

$50 a month and $30 per closing, with E&O coverage already built in — not a separate line item. Your CRM, IDX website, and MLS access come with it, so there's no stack of add-ons to budget around. And if you'd rather carry no fixed cost, there's a $0/month plan where you pay only when you close.

Does VPR really offer 100% commission?

Yes. Once you've paid the $5,900 cap for the year, you keep 100% of everything you close for the rest of your anniversary year. If you'd rather skip the cap entirely, there's also a flat $295/month plan that's 100% from your very first deal.

I'm already established — or brand new. Is VPR still a fit?

Both. The cap math works the same whether you closed 3 deals last year or 30, so seasoned producers keep more and newer agents aren't penalized while they ramp. If you're newly licensed or still studying for the exam, ask about the Georgia Realty School and the mentoring track when you reach out.

What's the catch — floor time, mandatory meetings, quotas?
